Terms of Service

• Buildwise Permit (PD Checker) is free to use with no subscription required.
• Planning, LDC, Prior Approval and appeal statements can be bought individually (pay as you go) or generated under a monthly plan. A subscription is not required to buy a document.
• Appeal documents are charged per document, not by plan allowance. An appeal statement and the appellant’s final comments are separate documents and are charged separately. They are £395 each pay as you go, and £195 each on the Practice and Studio plans. The Studio plan includes 2 appeal documents in each billing period; included appeals do not carry over, and once they are used the plan rate applies. Appeal documents are never covered by a monthly document allowance and never redeem a free document.
• Pay as you go. A document credit is charged at the price shown at checkout and is consumed at the moment a finished document is generated. If a generation fails, no credit is used. If you’re not happy with your document, tell us within 14 days of receiving it for a full refund under the document guarantee in section 6. Unused credits do not expire.
• Subscriptions are billed monthly or annually in advance via Stripe.
• You can cancel at any time — your plan remains active until the end of the current billing period, after which no further charges are made.
• Document allowances reset at the start of each new billing period and unused allowances do not carry over.
• “Unlimited” document generation on the Studio plan is subject to fair use. It is intended for the normal professional needs of a single practice and may not be used for resale, bulk or automated generation, or shared across multiple businesses. We may contact accounts with unusually high or atypical usage to discuss a more suitable plan, and reserve the right to apply reasonable limits where usage is clearly inconsistent with normal professional use.
• All prices are in GBP and are exclusive of VAT. Buildwise is not currently VAT registered — no VAT is charged. This will be updated if and when VAT registration is required.
• We reserve the right to change pricing with 30 days’ notice to existing subscribers.
• The price and any offer shown at the point of purchase are the ones that apply. Prices, plans and promotional offers may change at any time. Older prices or offers that remain visible elsewhere — in cached web pages, search results, social media posts, third-party listings or previous correspondence — are not continuing offers and do not bind us.
• Promotional offers may be varied or withdrawn at any time before you purchase, and may be limited in time, in number, or to particular types of customer. Where an offer has conditions, those conditions are stated with the offer.
• If you already pay us, this does not apply to your existing plan without notice. We will give you at least 30 days’ notice before any change to your subscription price takes effect, and you may cancel before it does. Documents already bought are unaffected.
• Obvious errors. If a price is displayed that is clearly wrong, we are not obliged to supply at that price. We will tell you and give you the choice of the correct price or a full refund.

• Document generation is only available for projects located within Local Planning Authority areas supported by Buildwise. A current list of supported councils is available at mybuildwise.co.uk/pricing.
• The list of supported councils may change. Buildwise does not guarantee coverage for any specific Local Planning Authority in perpetuity — we may add or, in exceptional circumstances, remove LPA coverage as our policy database is maintained.
• If your project is located in an unsupported area, document generation features will not be available. The Permitted Development Checker remains available regardless of location.
• You are encouraged to verify that your council is supported before subscribing. If your council is not yet supported at the time of subscription, you may contact us at hello@mybuildwise.co.uk and we will endeavour to advise on expected coverage timelines.

Our 14-day document guarantee

If you’re not happy with any Buildwise document, on any plan, tell us within 14 days of receiving it. For a document purchased individually, we’ll give you a full refund. For a document included in your subscription, we’ll add a credit of the same kind to your account: a document credit for a statement or an appeal credit for an appeal. We’ll ask what we could do better, but you don’t have to give a reason.

A credit added under the guarantee does not expire. It is separate from your monthly allowance and is not lost when that allowance resets. It replaces the document you were unhappy with; it does not refund your subscription payment.

Guarantee conditions

1. Each document can be refunded once, to the original payment method. For a document included in your subscription, we’ll add one credit of the same kind instead. After receiving a refund or credit, you must not submit or otherwise use that document.
2. A document already submitted to a council has been used and is not eligible for a refund or credit under this guarantee.
3. We may decline a refund or credit where a pattern of repeated requests on an account suggests the guarantee is being used to obtain documents without paying.

To use the document guarantee, contact hello@mybuildwise.co.uk within 14 days of receiving the document and identify the document you’re unhappy with. You can also contact us at that address to request cancellation or raise a billing concern.

This document guarantee is additional to your consumer cancellation rights and does not affect your statutory rights.

• Your project data and generated documents are stored securely and are only accessible to you.
• We do not sell your data to third parties.
• You can request deletion of your account and data at any time.

• Documents generated by Buildwise are produced by AI and may contain errors, omissions, or inaccuracies.
• You must review all generated content carefully before using it in any planning application or submission.
• Buildwise accepts no liability for decisions made by local planning authorities based on AI-generated documents.
• The platform cites planning policies based on our curated database — you should verify policy references against the current adopted local plan before submission, as local plans are updated periodically.
• Buildwise does not guarantee that any planning application will be approved.

• Submit false or misleading information to planning authorities
• Circumvent payment systems or share account access with others
• Attempt to reverse-engineer, scrape, or abuse the platform
• Use the service in any way that violates applicable laws or regulations
• Upload content that infringes third-party intellectual property rights

• Our total liability to you for any claim arising from use of the platform is limited to the amount you paid in the 3 months preceding the claim.
• We are not liable for any loss of planning permission, loss of profit, loss of business, or consequential or indirect damages of any kind.
• We are not liable for the accuracy of third-party planning policy data, constraint data from government APIs, or flood zone information.
